Please review these house rules and confirm that your entire group agrees before proceeding with your booking.

• To Book: Guests must be at least 23 years of age to book our space.

• Capacity: Up to 10 guests max. Two cars max in the driveway.

• Noise:

  • Out of the deepest love and respect for our space and our neighbors, we are 100% not a party house. No super loud music, no partying vibes. Quiet time is 8 pm to 8 am. Later evening meals, mood music, quiet conversations, etc., are absolutely okay. There is a non-recording noise decibel monitor onsite.

  • Although we are on Warren Street, the house is very quiet; however, built in 1855, we are not soundproof from outside or room to room.

• No Smoking or Fires: Most of Hudson consists of historic and wooden townhomes, essentially row houses that are either connected or very close to each other, so absolutely zero smoking, vaping, and use of candles inside or out. No use of fireplaces, bonfires, or fire pits.
  

• Miscellaneous:

  • Filled with beautiful and breakable treasures, our space is not suitable for children under the age of 10.

  • With stairs built in 1855 and equally historic floors, our space is not recommended for individuals who may have trouble with either.

  • 169-year-old nails on floors that randomly misbehave; be very aware of bare feet.

  • Please use non-slippery shoes on stairs, no socks. This is for your safety.

  • Our front and back doors, front windows, and back gates must be locked at all times. We suggest you keep car doors locked as well.

  • No moving of art or furniture, no tape on walls, no glitter.

  • If a pup guest is joining, a review and agreement to pup-specific rules and a $100 pup fee are required.

  • Photo, film, video shoots, and wellness/creative/corporate retreats must be pre-arranged and paid for under separate contracts.
